Supply and installation of electrical rough-in materials including: 4 coils corrugated conduit Ø13, 30 double boxes, 60 single boxes, 13 coils red conduit Ø16, 3 coils corrugated conduit Ø11, 5 coils corrugated conduit Ø13, 4 coils corrugated conduit Ø13, 10 coils corrugated conduit Ø16 (Abu El-Ezz or equivalent in same price range). Includes Venus 24-circuit distribution board + antenna panel. Total not exceeding 60 points.

Supply and installation of South African copper refrigerant pipes, up to 25 linear meters, serving 3 spaces. Includes electrical and drainage provisions for the remaining spaces with 4 mm² power wiring.

Two-coat cementitious waterproofing for bathrooms and kitchen (SikaTop 107, Construction Chemicals, or BASF). Maximum area 25 m². Includes surface cleaning, preparation, and skirting waterproofing.

Patching and plastering works for architectural and MEP modifications, and complete plastering for bathrooms and kitchen.

Supply and installation of Knauf white gypsum board for reception and bedrooms (up to 60 m²) and Knauf green high-strength boards for bathrooms and kitchen (up to 30 m²).

Supply and pulling of electrical wires (Swedish certified): 4 mm² for water heaters & power sockets, 3 mm² for general sockets, 2 mm² for main lighting, 1.5 mm² for spotlights, and Italian satellite cable. Labor included. Excludes riser cables and instant water heaters.

- Supply & installation of Egyptian porcelain tiles for reception (max EGP 700/m²) on concrete screed, including adhesive, leveling clips, joint grouting, and workmanship. - Supply & installation of first-grade laser-cut ceramic tiles (max EGP 300/m²) for bedrooms, bathrooms, and kitchen. Includes all required materials and workmanship.

- Supply & installation of Egyptian granite or marble (max EGP 700/m²) for window sills. - Supply & installation of granite shower tray flooring, 2 m², (max EGP 800/m²). - Supply & installation of marble thresholds for rooms and main entrance, not exceeding EGP 2,500/m².

Lump-sum workmanship for walls and ceilings: scraping, one coat of sealer, minimum 4 coats putty for walls, 2 coats putty for ceilings, 2 coats plastic paint. Includes cleaning and painting balcony trims. All works executed as per industry standards and supervising engineer’s instructions.

Supply and installation of Turkish UPVC profiles (Kraft Line AXA or equivalent) for bedroom, bathroom, kitchen windows, and terrace doors. Total area not exceeding 12 m². Includes sliding wire mesh screens for windows and doors.

Supply and installation of 6 flush Finnish-Swedish wooden doors veneered with natural oak, including frames & accessories (max EGP 1,500/set). Finished with “ester” stain. Supply and installation of 1 armored steel security door, category not exceeding EGP 13,000.

Supply and installation of finishing plumbing fixtures including: 1 wall-hung toilet (Max EGP 5,000), 1 standard toilet Max EGP 4,000), 5 mixers (kitchen + 2 basin + 2 shower, Max EGP 5,000 each), valves and floor drains, 2 accessory sets Max EGP 1,800 each), 2 wash basins Max EGP 4,000 each), 1 stainless steel kitchen sink (Max. EGP 3,500), 2 Arab Union glass shower partitions (with accessories), 3 exhaust fans Max EGP 1,500 each), 2 bathroom mirrors Max EGP 1,500 each). Instant water heaters, if requested, are charged separately.

Supply and installation of electrical finishing works including: LED double warm strip lighting for reception gypsum ceiling, 8 panel lights, 18 spotlights for reception, sockets, switches, faceplates, and finishing accessories (Venus or equivalent), up to 50 points. Includes: 3 water heater switches, 6 switches (16A – 6kW), 6 switches (2×63A – 6kW), 1 switch (20A – 6kW), 6 switches (32A – 6kW). Excludes decorative lighting fixtures (wall sconces, chandeliers).

Labor services including stacking, cleaning, and transportation.
