Demolition works and architectural modifications.

Supply and installation of plumbing rough-in materials from Smart and Castle for drainage systems, and BR for water supply (kitchen + 2 bathrooms). The scope includes 2 concealed flush tank frames (Grohe or equivalent, same price category), concealed mixers, and Smart shower drains.

Supply and installation of electrical rough-in materials, including: 40 double outlet boxes. 70 single outlet boxes. 14 rolls of 16mm certified red conduit. 5 rolls of 13mm flexible conduit. 5 rolls of 11mm flexible conduit. 10 rolls of medium 16mm flexible conduit. 1 Venus antenna panel. 1 Venus 26-line distribution board. 15 white 16A switches. 20 MK Universal white sockets. 45 meters of LED profile lighting. Scope also includes rough-in for 2 CCTV cameras and a sound system with 4 speakers.

Supply and installation of copper pipe extensions (South African origin) for air conditioning rough-in works (reception + 3 rooms), total not exceeding 50 linear meters. Scope also includes electrical and drainage rough-in for the remaining areas, including 4mm² power cables.

Supply and application of waterproofing for bathrooms, kitchen, and 2 terraces (two sides) using SikaTop 107, Construction Chemicals, or BASF materials. Total area not exceeding 40 m², including surface cleaning, preparation, and upturn skirting.

Plaster repair works as required for modifications, including full plastering for bathrooms and kitchen (alignment, leveling, and corner finishing).

Supply and installation of green Knauf gypsum board (flat) for ceilings in living room, bedrooms, bathrooms, and kitchen, not exceeding 155 m². Boards fixed to T-shaped metal tracks using anchors and spring clips, including shadow-gap profile between walls and ceiling.

Supply of electrical wires in the following sizes: 1mm, 1.5mm, 2mm, 3mm, 4mm, and 51 meters of 10mm wire for instant water heater, 16mm wire for the main riser, Italian coaxial cable (satellite), Turkish network cable, and 3 rolls of speaker cable. All wires must be original, certified Swedish type. Includes full installation labor.

• Concrete screed works for flooring preparation in reception and living area (for porcelain installation).• Supply and installation of glossy Indian porcelain tiles, size 120×60 cm, at EGP 1100/m², for living, corridor, bathrooms, and kitchen (includes adhesive, spacers, and labor).• Supply and installation of ceramic tiles (category EGP 150/m²) with mortar and labor.• Supply and installation of HDF parquet flooring for rooms (category EGP 550/m²), including foam underlayment, materials, and labor.

Supply and installation of Egyptian marble or granite window sills (EGP 1000/m²). Galaxy granite flooring for main and master bathrooms. Galaxy marble thresholds for rooms and entrance door.

Lump-sum labor for wall and ceiling painting, including: Surface scraping . One coat of sealer. 4 coats of putty (walls). 2 coats of putty (ceilings). Two coats of plastic paint. Balcony trims painting and cleaning Scope also includes three sides of velvet paint finish. Works to be completed per industry standards and supervising engineer’s instructions.

Supply and installation of Turkish PVC windows for bedrooms, bathrooms, kitchen, and terrace doors (16 m² total, ≤ EGP 6000/m²). Profiles: WINTECH Turkish, including shutters (10 m² total) with 3 Italian Somfy motors and 5 control units (5 remotes + 5 receivers).

• Supply and installation of 6 Swedish-Finnish molded wood doors with natural European veneer and finger-jointed edges, including accessories (EGP 2300/door) and primer painting. • Supply and installation of 1 armored door (category EGP 20,000).

• Wooden cladding with lacquer/primer (max 20 m²). • Futek panels with paint finish (max 60 lm). • Stainless steel strips (30 pcs). • Wooden bookshelf from plywood (EGP 15,000). • Marble alternative material (4 m²).

Supply and installation of finishing materials including: 2Wall-hung toilet frames (Max EGP 7,000 each). 2 Ideal basin mixers (Max EGP 6,000 each). 1 Grohe kitchen mixer (Max EGP 10,000). 2 concealed shower mixers with handset (Max EGP 12,000 each). 2 bidet mixers (Max EGP 3,000 each). Valves and drains. 2 HPL bathroom vanity units (Max EGP 15,000 each). 2 accessory sets (Max EGP 3,000 each). 1 Korean stainless steel kitchen sink (Max EGP 10,000). 2 Arab Union glass shower cabins with accessories (Max EGP 13,500 total). 2 bathroom mirrors. 2 concealed ceiling exhaust fans (Max EGP 3,000 each). 1 Italian kitchen exhaust fan 250 m³/h with motor & duct (Max EGP 9,000). 1 Filion instant water heater (11 kW)

Supply and installation of finishing materials including: Double warm LED for gypsum. Spotlights, frames, boxes, light, power, and AC outlets. Electrical finishing switches (Fotina or Venus, Max EGP 35 each). 5 magnetic tracks (3 spotlights each). 6 Smart switches (Max EGP 1,200 each). Yellow 10W Venus LED strips + power supply for LED profiles. Schneider switches. Venus motion sensors. Smart WiFi gas & heat sensors. Fibaro FGFS101 water leak sensor. (Excludes chandeliers and wall lamps.)
