The item also includes CCTV rough-in works for 2 cameras and Sound System rough-in works including 4 speakers.

Supply and Installation of Air Conditioning First Fix Copper Piping (South African origin) for the Living Room and 3 Bedrooms, total length not exceeding 50 linear meters, including electrical and drainage rough-in works for the remaining areas, including 4 mm² power cables.

Supply and Application of Waterproofing Works for Bathrooms, Kitchen, and 2 Terraces, consisting of two coats of (SikaTop 107 or Construction Chemicals or Passive equivalent), total area not exceeding 40 m². The item includes surface preparation, cleaning, and skirting (upstands).

Plaster Patching Works required for modifications, including bathroom and kitchen plastering works (beacons, leveling, alignment, and squaring works).

Gypsum Board Works using Knauf Green (moisture-resistant) flat boards for ceilings of reception, bedrooms, bathrooms, and kitchen, total area not exceeding 155 m², with framing system consisting of T-section, hangers, and suspension wires, including installation of shadow gap profile at wall-to-ceiling junctions.

Supply and Cable Pulling Works using approved original Swedish cables including 1 mm², 1.5 mm², 2 mm², 3 mm², and 4 mm² wires, 51 meters of 10 mm² wire for instant water heater, 16 mm² wire for main feeder (riser), Italian satellite TV cable, Turkish internet cable, and speaker cable (3 rolls). The item includes all necessary workmanship and installation works.

Lump Sum Painting Works for Walls and Ceilings, including surface preparation (sanding), one coat of sealer, minimum four putty coats for walls, two putty coats for ceilings, and two coats of emulsion paint. The scope also includes cleaning works, painting of balcony balustrades, and all necessary works required for full completion in accordance with industry standards and the supervising engineer’s instructions, including velvet paint finish on three feature walls.

Supply and Installation of Turkish UPVC Works for bedroom, bathroom, and kitchen windows, and terrace doors, using WINTECH profiles, unit price not exceeding 6,000 EGP/m², with total area not exceeding 16 m², including shutter works with total area of 10 m², complete with 3 Somfy Italian motors and control system consisting of 5 remote controls and 5 receivers.

Supply and Installation of 6 Pressed Wooden Doors (Swedish/Finnish type), veneered with natural oak (finger-jointed core), including all accessories, where accessory set price does not exceed 2,300 EGP per door, including wood stain (stain finish) painting for all doors. Supply and Installation of 1 Armored Security Door, unit price not exceeding 20,000 EGP.

The scope also includes 5 magnetic track lighting rails complete with 3 spotlights, 6 smart switches, unit price not exceeding 1,200 EGP each, Venus 10W yellow LED strips, LED profile power supplies, Schneider switches, Venus motion sensors, smart gas and heat sensor (WiFi), and Fibaro FGFS101 water leakage sensor. The item excludes decorative lighting fixtures such as chandeliers and wall lights (appliques).
