Basic Package
Plumbing Rough-In Works
Supply and installation of plumbing rough-in materials using Castle and BR pipes for water supply (kitchen + 1 bathroom). Includes a 10-year warranty. Concealed toilet tanks are excluded.
Electrical Works
Supply and installation of electrical rough-in materials, including approved Magic-type junction boxes and conduits, with certified distribution boards, for up to 40 points.
HVAC Works
Provision of electrical and drainage rough-ins for the entire apartment’s HVAC system. Copper refrigerant piping is excluded.
Waterproofing works
Cementitious waterproofing works for bathrooms and kitchen using Smart materials, for a total area not exceeding 18 m².
Plastering Works
Patching and repair plastering required for electrical modifications. This item does not include full plastering works for bathrooms or kitchen, if applicable.
Gypsum Works
Supply and installation of plain gypsum cornices (maximum width 15 cm) for living room and bedrooms, not exceeding 80 linear meters.
False Ceiling Works
Supply and pulling of electrical wires (Venus or Dream brands): 4 mm² for water heaters and power sockets, 3 mm² for general sockets, and 2 mm² for lighting. Includes labor for establishing main power and lighting circuits for each space. Excludes instant water heater installation and main riser cable to the meter.
Tiling Works
Supply and installation of ceramic tiles (category not exceeding EGP 200/m²), including all required materials (sand, cement, grout).
Painting Works
Lump-sum workmanship for painting walls and ceilings, including surface preparation, one coat of sealer, three coats of putty for walls, two coats of putty for ceilings, two coats of plastic paint, cleaning, and painting of balcony trims. Includes all necessary works to complete the job according to industry standards and the supervising engineer’s instructions.
Aluminum Works
Supply and installation of PS small-section aluminum works for bedroom, bathroom, and kitchen windows, as well as terrace doors, with total areas not exceeding 10 m². Includes sliding wire mesh screens for windows and doors.
Doors Works
Supply and installation of 6 solid-core Swedish wood doors including frames and accessories, with a unit price not exceeding EGP 500 per set. Finished with lacquer paint.
Electrical Finishing Works
Supply and installation of electrical finishing materials including: max. (70 faceplates – 70 triple back boxes – 35 single light switches (1 gang, 1-way, 16A) – 4 two-way switches (1 gang, 2-way, 16A) – 1 bell switch (1 gang, 1-way, 16A) – 1 water heater switch (20A) – 40 power sockets (16A, white) – 4 Schuko sockets (16A) – 2 telephone outlets – 2 satellite TV outlets (input/output) – 2 LAN/data outlets – 130 wide blank plates – 7 LED panel lights not exceeding EGP 175/unit). Materials shall be Konice Carina White or equivalent within the same price range.
- In case the apartment is handed over with bare red-brick walls, an additional charge of EGP 300/m² will apply.
- An extra EGP 150/m² will be added if the client requests 3D MAX design services.
- The finishing cost will be calculated based on the actual measured area after inspection, not the contractual registered area.
- The minimum chargeable area for this package is 130 m² per apartment
