Insulation Works
Insulation Works (Cementitious Smart System) for Bathroom and Kitchen Areas, up to 18 m²
Plastering Works
Plastering Works for Repairing Electrical First Fix Alterations, Excluding Plastering Works for Bathroom and Kitchen, if any.
Gypsum Board Ceiling Works
Supply and Installation of Gypsum Board Ceiling Works (Plain Cornices) for Living Room and Bedrooms, total length not exceeding 80 linear meters, width not exceeding 15 cm.
Cable Pulling Works
Cable Pulling Works including Supply and Installation of Wires (Venus or Dream Brand): 4 mm² wire for water heater and power sockets, 3 mm² wire for general power sockets, and 2 mm² wire for main lighting circuits. The item includes all required workmanship for establishing main electrical circuits (Lighting and Power) for each space. Excluding instant water heater connection and main feeder cable from the meter.
Tiling Works
Supply and Installation of Ceramic Tiles (Category not exceeding 200 EGP/m²), including all necessary materials such as sand, cement, and grout.
Painting Works
Lump Sum Painting Works for Walls and Ceilings, including surface preparation (sanding), one coat of sealer, three putty coats for walls, two putty coats for ceilings, and two coats of emulsion paint. The scope also includes cleaning works and painting of balcony balustrades, as well as all necessary works required for proper completion in accordance with industry standards and the supervising engineer’s instructions.
Aluminum Works
Aluminum Works (Small PS Section) for Bedroom, Bathroom, and Kitchen Windows, and Terrace Doors, with total surface area not exceeding 10 m², including sliding insect screens for windows and doors.
Wooden Doors Works
Wooden Doors Works including supply and installation of 6 Swedish wood panel doors, complete with frames (jambs) and all accessories, unit price not exceeding 500 EGP per set, including lacquer painting for all doors.
Electrical Finishing Works
Electrical Finishing Works including supply and installation of finishing electrical materials (Kon Nice / Karina or equivalent white series), comprising up to: 70 face plates, 70 triple frames, 35 single 16A one-way switches, 4 16A two-way switches, 1 16A bell switch, 1 20A water heater switch, 40 16A white sockets, 4 16A Schuko sockets, 2 telephone sockets, 2 TV (satellite in/out) sockets, 2 computer/data sockets, 130 blank covers, and 7 LED panel lights (unit price not exceeding 175 EGP per panel), or equivalent within the same price category.
- In case the apartment is handed over with bare red-brick walls, an additional charge of EGP 300/m² will apply.
- An extra EGP 150/m² will be added if the client requests 3D MAX design services.
- The finishing cost will be calculated based on the actual measured area after inspection, not the contractual registered area.
- The minimum chargeable area for this package is 130 m² per apartment
