Supply and installation of plumbing setup materials using Smart or Casil for drainage and BR for water supply (kitchen setup and 2 bathrooms), with a 10-year warranty, including 2 concealed toilet frame systems from Grohe or equivalent in the same price category.

Supply and installation of electrical setup materials including: 35 double boxes, 60 single boxes, 14 rolls of approved 16mm red conduit, 9 rolls of 13mm flexible conduit, 3 rolls of 11mm flexible conduit, 10 rolls of 16mm medium flexible conduit, 1 Venus antenna panel, 1 Venus panel 26-line, 10 white 16A switches, 20 MK Universal white sockets, 15 meters LED profile setup. The item also includes setup for sound system (2 speakers in the reception) and camera system setup (2 cameras).

Supply and installation of South African copper pipes for AC setup in the reception and 3 rooms (maximum 32 linear meters), including electrical and drainage setup for other areas with 4mm power cables.

Waterproofing works for bathrooms, kitchen, and 2 terraces (two sides) using Sika Top 107, Benaa Chemicals, or Basif to completely prevent water leakage, with a total area not exceeding 40 sqm. The item includes cleaning, preparation, and skirting.

Plaster repair works for modifications, and full plastering for bathrooms and kitchen including patches, leveling, and alignment.

Gypsum board works using high-strength green Knauf for the reception and rooms (90 sqm), and flat boards for bathrooms and kitchen (40 sqm), with T-shape, hangers, and bird framing, including installation of shadow gap profile between walls and ceiling.

Supply and pulling of wires including: 4mm wire for water heater, power sockets, and ACs – 3mm wire for standard sockets – 2mm wire for main lighting – 1.5mm wire for spotlights – Italian satellite cable – 10mm wire for instant water heater – 0.75×2mm×100 speaker wire – 16mm wire for main riser; all wires are Swedish approved type, and the item includes all required labor.

Supply and installation of Indian porcelain for reception, not exceeding EGP 950 per sqm, including all materials, labor, and floor screed. Supply and installation of first-grade laser-cut tiles for rooms, bathrooms, and kitchen, not exceeding EGP 400 per sqm, including everything required to complete the work according to specifications.

Supply and installation of Egyptian marble or granite seating areas, not exceeding EGP 800 per sqm. Supply and installation of granite not exceeding EGP 2,500 per sqm for shower floors in main bathroom and master bathroom. Supply and installation of marble thresholds for rooms and apartment door, not exceeding EGP 2,500 per meter.

Lump sum labor for painting walls and ceilings, including scraping, sealer coat, at least 4 layers of putty for walls, 2 layers of putty for ceilings, 2 coats of plastic paint, cleaning, and painting balcony railings. All works according to industry standards and supervising engineer’s instructions.

Supply and installation of Turkish PVC windows and doors for rooms, bathrooms, kitchen, and terraces, WINTECH or Compen profiles, including pulley nets for windows and doors, with a total area not exceeding 12 sqm.

Supply and installation of 6 Swedish-Finnish compressed wooden doors veneered with natural oak veneer, finger-jointed, including accessories (set price not exceeding EGP 1,500), and lacquer painting.Supply and installation of 1 armored door, category priced at EGP 15,000. Supply and installation of 1 armored door, category price EGP 15,000.

Supply and installation of wooden wall cladding including Duko lacquer painting, total area not exceeding 9 sqm. Supply and installation of TV cabinet, not exceeding EGP 5,000.
