Supply and installation of plumbing rough-in materials including Smart or Casel for drainage and BR for supply (kitchen and 2 bathrooms), including 2 buried base chassis from Grohe or equivalent in the same price category.
Electrical Works
Supply and installation of electrical rough-in materials including 40 junction boxes, 70 single boxes, 15 rolls of approved 16mm red conduit, 10 rolls of 13mm flexible conduit, 5 rolls of 11mm flexible conduit, 10 rolls of 16mm medium flexible conduit, 1 Venus antenna panel, 1 Venus 26-line panel, 15 white 16A switches, 20 white MK universal sockets, installation of 35 meters LED profile, including installation of 2 cameras and sound system with 4 speakers.
HVAC Works
Supply and installation of South African copper pipes for air conditioning rough-in for the reception and 3 rooms, not exceeding 40 linear meters, along with electrical and plumbing rough-in for the remaining spaces, including 4mm power cables.
Waterproofing works
Waterproofing works for bathrooms, kitchen, and 2 terraces (two coats) using Sika Top 107, construction chemicals, or BASF to fully prevent water leakage, not exceeding 40m². The scope includes cleaning, preparation, and application.
Plastering Works
Plaster repairs for modifications, including plastering of bathrooms and kitchen (rough leveling, squaring, and waterproofing).
Gypsum board works
Supply and installation of green Knauf gypsum board (flat) for ceilings in the living room, bedrooms, bathrooms, and kitchen, not exceeding 155 m², fixed to T-shaped metal tracks using anchors and spring clips, including installation of a shadow-gap profile between walls and ceiling.
False Ceiling Works
Supply and installation of original Swedish wires (1.5mm, 2mm, 3mm, 4mm, 10mm for instant water heater), Beta Italian coaxial cable, 0.75*2mm speaker wire, 16mm riser cable, and binding wire. The item includes necessary accessories.
Tiles
Supply and installation of glossy Indian porcelain tiles 120x60cm at 1000 EGP/m² (for living room, corridor, bathrooms, and kitchen), including adhesive and floor screed.
Supply and installation of first-grade parquet tiles at an average price of 450 EGP/m² for bedrooms, including sand and cement.
Marble Works

Painting Works
Lump sum for wall and ceiling painting works, including surface preparation, one coat of sealer, applying at least 4 layers of putty on walls, 2 layers of putty on ceilings, 2 coats of plastic paint, cleaning, painting balcony trims, and all necessary work to complete the job according to industry standards and the supervising engineer’s instructions.
UPVC Works
Supply and installation of Turkish PVC windows for rooms, bathrooms, kitchen, and terrace doors using WINTECH or Compen profiles, including pull cords for windows and doors, totaling up to 16 m².
Doors Works
Supply and installation of 6 Swedish-Finnish solid wood veneered doors with natural European veneer, including accessories kits priced no more than 2300 EGP per door, and primer painting for the doors.
Supply and installation of 1 armored door, priced at 18,000 EGP.
Decoration works
Supply and installation of wooden cladding including duco painting – total area not exceeding 15 m².Supply and installation of Futik panels including painting, total length not exceeding 60 linear meters.Supply and installation of plywood wooden TV cabinet, total cost not exceeding 10,000 EGP.
Plumbing Finishing Works
Supply and installation of plumbing finishing materials including: 2 bathroom sink mixers (max 5,000 EGP each), 2 bidet mixers (max 2,500 EGP each), 2 accessory sets (max 2,500 EGP each), 1 kitchen sink mixer (max 7,000 EGP), 2 shower mixers with heads (max 8,000 EGP each), valves (max 12,000 EGP each), 2 HPL sink units (max 10,000 EGP each), stainless steel kitchen sink, 2 shower cabins (max 13,500 EGP each), 2 bases (max 5,000 EGP each), 2 concealed ceiling exhaust fans for bathrooms (max 2,500 EGP each), 1 ceiling exhaust fan for kitchen (max 7,000 EGP), 2 bathroom mirrors (max 2,000 EGP each), instant water heater 11 kW (max 7,200 EGP).
Electrical Finishing Works

General labor
Labor services including stacking, cleaning, and transportation.
Design Works
Free 2D and 3D Design Services
- In case the apartment is received with red brick walls, an additional 300 EGP per square meter will be added to the price.
- An extra 150 EGP per square meter will be added if the client requests 3D MAX design services.
- The finishing cost will be calculated based on the actual measured area after inspection, not the contractual registered area.
- The minimum pricing area for the packages is 130 m² per apartment.
