Two-coat cementitious waterproofing for bathrooms and kitchen using Sika Top 107 or equivalent (Construction Chemicals or BASF). Maximum area: 25 m². Includes surface cleaning, preparation, and skirting waterproofing.

Plaster Patching Works for Necessary Modifications

Supply and installation of Knauf white gypsum board for reception (up to 32 m²), plain gypsum cornices for bedrooms, and Fiutec gypsum cornices for bathrooms and kitchen (up to 77 m² in total).

Supply and pulling of electrical wires (Venus or Dream): 4 mm² for water heaters and power sockets, 3 mm² for general sockets, 2 mm² for main lighting, 1.5 mm² for spotlights, and Italian satellite cable. Labor included. Excludes riser cables and instant water heaters.

Supply and installation of 1st grade laser-cut ceramic tiles (not exceeding EGP 250/m²) for reception, corridor, bedrooms, bathrooms, and kitchen. Includes all required materials and workmanship.

Supply and installation of Egyptian granite shower flooring (max. 2 m², up to EGP 700/m²).Supply and installation of Egyptian granite or marble (same price category, max. 700 EGP/m²) for window sills (max. 1.5 m²).

Supply and installation of 6 flush Finnish-Swedish wood doors veneered with natural oak, including accessories. Price not exceeding EGP 800 per door set. Finished with “ester” stain.Supply and installation of 1 armored steel security door, category not exceeding EGP 13,000.

Supply and installation of plumbing finishing fixtures including: 2 standard toilets (max EGP 3,000 each), 3 basin mixers (≤ EGP 2,000 each), 1 shower mixer (max EGP 2,500), 2 bidet mixers (max EGP 1,000 each), 2 basins (max EGP 2,000 each), 1 Turkish stainless-steel kitchen sink (max EGP 2,500), 2 sets of 6-piece accessories (max EGP 1,000 per set), 1 Arab Union glass shower partition (max EGP 5,000), 1 shower tray with pan (max EGP 2,000), 3 exhaust fans (max EGP 1,500 each), and plumbing fittings (valves and drains).

Supply and installation of electrical finishing works including: LED double warm strip lighting for reception gypsum ceiling, 8 panel lights, 14 spotlights for reception, sockets, faceplates, and finishing accessories (Venus or equivalent), up to 50 points. Includes: 3 water heater switches, 5 switches (16A – 6kW), 6 switches (2×63A – 6kW), 1 switch (20A – 6kW), 6 switches (32A – 6kW). Excludes lighting fixtures such as wall sconces and chandeliers.
